Founder of “The Leasing Edge”, Kelly Cunningham has been working in the shopping centre and retail space for over 20 years.
Prior to starting the business in 2004, Kelly spent many years working in New Zealand and Australia for Lend Lease and Byvan / FPD Savills, both substantial, recognised landlords and agencies.
During her time at Lend Lease, Kelly gained invaluable experience in retail property management and leasing having managed the day to day operations of some significant retail precincts and shopping centres, such as Erina Fair and Macarthur Square.
Having a background in retail management, allows Kelly to bring to the table much more than just a retail leasing solution.
She understands that every new lease has an impact on all of the disciplines involved in delivering the day to day management and ownership of a retail asset including marketing, operations, tenancy delivery, finance and centre management. She conducts all leasing deals with this in mind.
She understands the implications of each lease clause and so, during the engagement and negotiation process, is able to derive positive outcomes for everyone involved and not just agree the rent.
Kelly understands the value equation and the dollar impact on asset value, as a result of each lease deal. She understands how a retail asset is valued and what implications the final rental on any lease deal has on asset value. She understands the strategies to use to maximise the growth of the asset value, through rental income.
She works with her clients, to help them understand their options for the asset and provide them with strategic advice aligned with achieving their overall desired outcomes.
Kelly’s depth of experience in shopping centre management also allows her to add further value for her clients by assisting where required, to drive efficiencies in all areas of shopping centre management, including marketing, operations / facilities management, finance, tenancy co-ordination and design, as well as leasing.
Kelly is proud to have been awarded the Leasing and Sales Achievement Award for the highest number of leasing transactions achieved in one year by any leasing executive, during her time in agency.
